The project involved the complete strip out and refurbishment of all 117 bathrooms, whilst this exclusive, listed central London hotel remained fully occupied and operational.
Ian employed a team of well-respected architects and a quantity surveyor to pull together the project details. He agreed the budget parameters with Sir Rocco and coordinated all of the design and specifications and agreed with the hotel management team a complex logistical programme of works.
The nature of the hotel layout meant that a degree of flexibility had to be at the core of the project to balance loss of revenue with project progress.
Weekly, or sometimes daily updates had to be agreed with the hotel management and communicated to the contractors.
The project was completed on time and on budget.
The vast 240 hectare estate in Sicily, which is the Rocco Forte luxury golf and spa resort of Verdura, was a particularly challenging project to complete.
Ian Larby was on site for all of the pre and post opening completion works overseeing and coordinating the Italian project managers, contractors and suppliers.

Particularly challenging was the need to include a number of local 'environmental and pressure groups' in all external works decisions particularly in terms of irrigation, landscaping and planting.
The hotel opened on time to receive its first guests.
Working with clients More London Developments, architects Jestico and Whiles, main contractor Balfour Beaty and premium case goods manufacturer Molteni and C Spa. Ian's role was to coordinate and lead his team to deliver the specialist joinery elements of the room interiors and public areas of this 4* plus designated city business hotel. The project involved agreeing all the elements of engineering and finishing in the factory in Italy, with the production of factory mock up rooms and all the logistics and labour on site, to successfully complete the fitting out of 245 rooms and public and conference areas in just 13 weeks.
The Augustine is a unique property created from a mix of new build and refurbishment of a large section of the adjacent Augustine monastery, still with the monks in situ. The developer, Waldeck Capital have created an incredible 5* luxury hotel and with the talents of Rocco Forte's Design director Mrs. Olgo Polizzi the interior is a wonderful mix of traditional and local vernacular.
Ian Larby was a on site for three months, pre and post opening, on behalf of Rocco Forte Hotels overseeing the completion of the building and services, FFE procurement and logistics and working closely with the developer, main contractor Skanska, consultants and Rocco Forte management and training teams. The completion and handover to Rocco Forte was actually rejected by Ian and the team on three occasions due to engineering adjustments.
The project was completed to the exacting brand standards of Rocco Forte and continues to be a successful and stable part of the Rocco Forte and Waldeck Capital portfolios today.
The Grand Old Lady of Edinburgh, the beautiful listed Balmoral Hotel on Princes Street, was in need of some serious TLC on the bathrooms front. The job of project managing this tricky task was given to our CEO Ian Larby to manage, including the specification, tendering, procurement and delivery process in close working partnership with the Rocco Forte team of designers and the hotel management.
The project involved the complete strip out of the top two floors of bathrooms, followed by high end premium fitting out, including floor to ceiling custom cut Carrera marble, new pipework to hot and cold supplies, new partition walls and insulation, safe removal of existing asbestos boards and the collation of all necessary paperwork and completion / handover documentation.
Following the tendering and selection process we hand selected the marble blocks from the quarry contractor in Italy and used local contractors and consultants to enable the project to be completed on time and on budget, with the absolute minimum of disruption to the hotel, enabling the loss of revenue to be carefully controlled and accounted for within the budget.
For the development of the Baglioni Hotel and Spa resort in Marrakech, Ian Larby worked with the majority shareholder and funder of the project, Aerium Atlas Management, to oversee and monitor the development managers on the project.
The project consisted of a 73 all suite Baglioni hotel, 15 luxury villas for private sale, either by full freehold or fractional and a 2000m2 Six Senses Spa complex.

When SBM Monte Carlo signed up to operate this new extraordinary super luxury hotel and private residential project, Ian Larby was an integral part of leading the team on this one off project and in particular worked with the Espa team who would operate the unique Spa and Wellness facility on the site.
Ian coordinated the entire consultant team on behalf of the owners and funders, Aerium Atlas Management, in the role of client representative. Ian utilised the on site and consultant project managers to enable a smooth, efficient design and tendering process to take place.
